Part 01 · Overview

Welcome

What it is, who it suits, its grades and the ten things to know first

2.2

GPA, above 2 of the 10 other vacation rental tools we grade

Uplisting is property management software for short-term rental hosts and operators. It syncs Airbnb, Booking.com and Vrbo, answers guests from a unified inbox with automated and AI-written messages, and schedules cleans after each stay. It also handles security deposits, e-signed rental agreements, guest payment links and owner statements, and offers a no-subscription plan that charges per booking.

To get you started, here are 9 things to know about Uplisting, taken from its own pages and our grades.

You connect your channels and set up cleans, messages and deposits first, so there's setup to do.
From our grade for ease of use
  1. 1

Best for seasonal hosts who'd rather pay per booking

Uplisting syncs Airbnb, Booking.com and Vrbo, answers guests from one inbox and schedules cleans after each stay, and you can pay per booking instead of monthly.

As its pricing page puts it: $51 per month for up to 2 properties (Independent Host).

  3. 3

    There is a free plan

Pay As You Go: no monthly fee for portfolios of up to 10 properties, with the flat plan's features; Uplisting takes 3% of each booking for 1 to 4 properties or 1.5% for 5 to 10.

    It runs on 3 platforms

    Web, iOS and Android.

That is against the other vacation rental tools we grade, on value, the free plan, features, ease of use and platforms.

  9. 9

    Keep it

To replace Uplisting you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

The report card

Best for seasonal hosts who'd rather pay per booking

Uplisting syncs Airbnb, Booking.com and Vrbo, answers guests from one inbox and schedules cleans after each stay, and you can pay per booking instead of monthly. That option takes 3% of every booking for up to 4 properties, and the flat plan is $51 a month for up to 2. Locks, deposits and Google Vacation Rentals come with Operator at a $114 monthly minimum, and some add-ons are priced only in pounds.

ToolGPA report cardUplistingGraded Oct 24, 2026
SubjectGradeComment
Value for moneyDIndependent Host is $51 a month for up to 2 properties, so one property costs double this category's $25.52 middle and sits in its dearest tenth. Pay As You Go has no fee but takes 3% a booking, $60 on a $2,000 month. Operator's minimum is $114.
Free plan and trialCA 14-day trial with no card needed. Pay As You Go has no monthly fee, but it takes 3% of every booking (1.5% at 5 to 10 properties), so it isn't free once guests book.
FeaturesBChannel sync, one inbox with AI messages, cleaning schedules, security deposits, e-signed rental agreements, payment links, owner statements, a booking site, and a REST API with MCP. That covers the whole job, with owner statements on Manager or added per listing.
Ease of useCNo app-store rating on record. You connect your channels and set up cleans, messages and deposits first, so there's setup to do.
Platforms and integrationsBWeb, iPhone and Android, plus a REST API and an MCP server on every plan and Stripe payments. Google Vacation Rentals needs Operator, and there's no desktop app.
Grade point averageFair, out of 4.02.2

An A is worth 4 points, a B 3, a C 2, a D 1 and an F nothing. The GPA is the average of the five.

Who Uplisting is for

  • Fits if your bookings are seasonal and you'd rather pay per booking than every month
  • Works for small operators with 5 to 40 short-term rentals

Who it is not for

  • Pricey if you have one property: the flat plan is $51 a month, and Pay As You Go takes 3% of every booking
  • Tight if you grow: Independent Host stops at 4 properties, Pay As You Go at 10, and past 40 it's a sales quote
  • Watch out: add-ons are priced in pounds so far, from £40 a month for client statements to £1.25 per ID check
  • Watch out: AI beyond 100 actions a month is a £49-a-month add-on on Independent Host and Operator
  • Not for you if you want yearly billing on a small plan, as it's offered only on Operator and Manager

It stands best on features (B, above 2 of 10) and worst on value for money (D, above 0).

Its paid plans start at $51 a month, against a middle price of $22.76 for the category: 7 of the 7 others that charge start lower.

Keep it, or make your own?

Whether this is something you could build for yourself with an AI app builder, and what you would give up.

Keep it

To replace Uplisting you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

That makes this kind of software worth paying for, not this one in particular: 6 of the 10 other vacation rental tools grade higher. It costs $612 a year.

What you could make

  • Tasks: an app builder makes this well.

What you could not

  • Two-way connections to Airbnb, Booking.com and Vrbo.
  • One mailbox that several people work at once.
  • A real app for iOS and Android. Something home-made would be a web page.
  • It plugs into other products, Airbnb, Booking.com and Vrbo among them, and has an API.
  • AI features, unless you pay a model provider for each request yourself.
  • The depth: we grade its features B, which means it covers the whole job.

What this rests on. Uplisting’s listing: what it does, where it runs, what it plugs into and what it costs. It is a judgement about the kind of software this is. We have not built a replacement for it, and making your own means looking after it too. How we decide, and every tool’s verdict.
