Part 01 · Overview

Welcome

What it is, who it suits, its grades and the ten things to know first

2.6

GPA, above 8 of the 10 other vacation rental tools we grade

iGMS is short-term rental software for independent hosts and property managers on Airbnb, Vrbo and Booking.com. It keeps calendars in sync, gathers guest messages into a unified inbox with AI-suggested replies, automates messages, and gives cleaners and co-hosts their own access. Higher plans add a direct booking website, an owner portal and, on PRO+, dynamic pricing and owner statements.

To get you started, here are 9 things to know about iGMS, taken from its own pages and our grades.

  1. 1

Best for hosts who'd rather pay per booked night

That dynamic pricing works in six countries only.

  2. 2

Paid plans start at $20 a month

As its pricing page puts it: $20 per property / month minimum, at $1 per booked night (FLEX).

  3. 3

    You can try it first

14-day free trial, no credit card required

  4. 4

    It runs on 3 platforms

    Web, iOS and Android.

  5. 5

    Channel manager and multi-calendar

Syncs Airbnb, Vrbo, Booking.com, Expedia, TripAdvisor and a direct website, with iCal for other channels and channel markups.

  6. 6

    Unified inbox and AI replies

Guest messages from every channel in one inbox, with AI-suggested replies, message templates and automated messages.

  7. 7

    Cleaning and team management

Cleaning and task management with access for cleaners and co-hosts, plus a notification center and mobile app.

  8. 8

    A 2.6 GPA, above 8 of 10

That is against the other vacation rental tools we grade, on value, the free plan, features, ease of use and platforms.

  9. 9

    Keep it

To replace iGMS you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

The report card

Best for hosts who'd rather pay per booked night

iGMS syncs Airbnb, Vrbo, Booking.com and Expedia, gathers guest messages in one inbox with AI-suggested replies and gives cleaners and co-hosts their own access. FLEX charges $1 a booked night with a $20 minimum per property, while the owner portal needs PRO and owner statements and dynamic pricing need PRO+ at $56 a property. That dynamic pricing works in six countries only.

SubjectGradeComment
Value for moneyCFLEX is $1 a booked night with a $20 minimum per property a month, between this category's cheaper quarter ($15.99) and middle ($25.52); a listing booked 25 nights pays $25. Owner statements need PRO+ at $56 a property billed yearly.
Free plan and trialCA 14-day trial with no card needed. There's no free plan: the site mentions a Free Plan pilot, but the pricing page doesn't offer it.
FeaturesBChannel sync with Airbnb, Vrbo, Booking.com, Expedia and TripAdvisor, one inbox with AI replies, cleaning and team access, direct bookings, an owner portal, owner statements and dynamic pricing. The whole job is there, spread across three plans.
Ease of useBiGMS rates 4.7 on the US App Store from 613 ratings, which puts it at B on our ease ladder.
Platforms and integrationsBWeb, iPhone and Android, with Airbnb, Vrbo, Booking.com, Expedia, Google Vacation Rentals and pricing tools like PriceLabs connected. No desktop app, and no API is on record.

An A is worth 4 points, a B 3, a C 2, a D 1 and an F nothing. The GPA is the average of the five.

Who iGMS is for

  • Fits if your rentals sit empty some months and you'd rather pay per booked night
  • Works for Airbnb hosts adding Vrbo and Booking.com who want one inbox

Who it is not for

  • Pricey if you want owner statements or dynamic pricing, which need PRO+ at $56 a property a month billed yearly
  • Watch out: dynamic pricing works only in the US, Canada, Australia, Mexico, the UK and Spain
  • Watch out: a listing on several sites counts as separate properties unless you group them
  • Tight if you pay yearly with under 10 properties: it's charged up front, and leaving early bills you the monthly price
  • Not for you if you want a free plan, as the Free Plan pilot the site mentions isn't on the pricing page

Good to know

Good for

  • Airbnb hosts adding Vrbo and Booking.com who want one inbox
  • Seasonal hosts who would rather pay per booked night
  • Managers with 10 to 20+ properties, where the per-property rate drops

Worth knowing

  • After the first property, iGMS charges only for properties booked at least once that month; listings on several sites count separately unless grouped.
  • Annual plans under 10 properties are charged up front, and cancelling early switches you to monthly prices for the months used.
  • Dynamic pricing on PRO+ is offered only in the US, Canada, Australia, Mexico, the UK and Spain.
  • The site mentions a Free Plan pilot at $0 a month with a 4% fee on direct payments, but the pricing page does not offer it.

Part 04 · Standing

Where it stands

Its grades against its category, and whether to keep it or make your own

8/10

Other vacation rental tools it is graded above

iGMS's GPA of 2.6 is higher than 8 of the 10 other vacation rental tools we grade, and level with 2.

It stands best on ease of use (B, above 10 of 10) and worst on value for money (C, above 1).

Its paid plans start at $20 a month, against a middle price of $22.76 for the category: 3 of the 7 others that charge start lower.

On features, ease of use and platforms it scores 3.0 out of 4, and no tool on the category's chart scores higher without costing more.

Keep it, or make your own?

Whether this is something you could build for yourself with an AI app builder, and what you would give up.

Keep it

To replace iGMS you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

It is one of the better ones too: its GPA of 2.6 is higher than 8 of the 10 other vacation rental tools we grade. It costs $240 a year.

What you could make

  • Tasks and reports: an app builder makes these well.

What you could not

  • Two-way connections to Airbnb, Booking.com and Vrbo.
  • One mailbox that several people work at once.
  • A real app for iOS and Android. Something home-made would be a web page.
  • It plugs into other products, Airbnb, Vrbo and Booking.com among them.
  • AI features, unless you pay a model provider for each request yourself.
  • The depth: we grade its features B, which means it covers the whole job.

What this rests on. iGMS’s listing: what it does, where it runs, what it plugs into and what it costs. It is a judgement about the kind of software this is. We have not built a replacement for it, and making your own means looking after it too. How we decide, and every tool’s verdict.
