iGMS review (2026): is it worth $20 a month?
Short-term rental software with a pay-per-booked-night plan

Our verdict
Second of our top three vacation rental tools
For: Seasonal hosts who would rather pay per booked night
iGMS syncs Airbnb, Vrbo, Booking.com and Expedia, puts guest messages in one inbox with AI-suggested replies and gives cleaners and co-hosts their own access. FLEX charges $1 a booked night with a $20 minimum per property a month, after a 14-day trial with no card, and its App Store app averages 4.7 from 613 ratings. It is second because there is no free plan, the owner portal needs PRO at $38 a property billed yearly, owner statements and dynamic pricing need PRO+ at $56, dynamic pricing works in six countries only, and a listing on several sites counts separately unless grouped.

Who iGMS is for
- Fits if your rentals sit empty some months and you'd rather pay per booked night
- Works for Airbnb hosts adding Vrbo and Booking.com who want one inbox
Who iGMS is not for
- Pricey if you want owner statements or dynamic pricing, which need PRO+ at $56 a property a month billed yearly
- Watch out: dynamic pricing works only in the US, Canada, Australia, Mexico, the UK and Spain
- Watch out: a listing on several sites counts as separate properties unless you group them
- Tight if you pay yearly with under 10 properties: it's charged up front, and leaving early bills you the monthly price
- Not for you if you want a free plan, as the Free Plan pilot the site mentions isn't on the pricing page

Keep iGMS, or make your own?
Keep it
To replace iGMS you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.
It is one of the better ones too: its GPA of 2.6 is higher than 8 of the 10 other vacation rental tools we grade. It costs $240 a year.
What you could make
- Tasks and reports: an app builder makes these well.
What you could not
- Two-way connections to Airbnb, Booking.com and Vrbo.
- One mailbox that several people work at once.
- A real app for iOS and Android. Something home-made would be a web page.
- It plugs into other products, Airbnb, Vrbo and Booking.com among them.
- AI features, unless you pay a model provider for each request yourself.
- The depth: we grade its features B, which means it covers the whole job.
What this rests on. iGMS’s listing: what it does, where it runs, what it plugs into and what it costs. It is a judgement about the kind of software this is. We have not built a replacement for it, and making your own means looking after it too. How we decide, and every tool’s verdict.
