Tokeet review (2026): is the free plan enough?

Vacation rental PMS priced per rental, now sold as AdvanceCM

Our verdict

Third of our top three vacation rental tools

For: Managers of five or more rentals on many channels

Tokeet runs reservations, a channel manager for Airbnb, Booking.com, Expedia, Agoda and 50+ more, invoices, cleaning checklists, a booking website and owner statements. It is $15.99 a rental a month billed yearly ($19.99 monthly) for the first five, and later rentals cost less, so 10 come to $143.90 a month. It is third because it is now signed into as AdvanceCM, the company sends owners of fewer than 5 rentals to its separate Sympl product, the pricing page shows older prices beside the current ones, the free plan's limits are not stated, and dynamic pricing is a separate product.

Best for managers of 5 or more rentals on many channels

Tokeet runs reservations, a channel manager for Airbnb, Booking.com, Expedia, Agoda and 50+ more, invoices, cleaning checklists and owner reports from one account, at $15.99 a rental a month billed yearly. It's now sold and signed into as AdvanceCM, and its pricing page still shows older figures beside the current ones. Dynamic pricing and workflow automation are separate products.

Who Tokeet is for

  • Fits if you manage 5 or more rentals and want the price per rental to fall as you add them
  • Works for hosts who list on Expedia and Agoda as well as Airbnb and Booking.com

Who Tokeet is not for

  • Watch out: the PMS is now sold as AdvanceCM, so sign-up, login and the apps carry a different name from the website
  • Watch out: the pricing page disagrees with itself, showing older prices ($134.90 for 10 rentals) beside the current ones
  • Skip it if you have under 5 properties, as the company points small owners to its separate Sympl product
  • Pricey if you want dynamic pricing or workflow automation, which are the separate products Rategenie and Automata
  • Tight if you plan to stay free, because the free plan's limits aren't stated on the pricing page

Why Tokeet gets a 2.6

Five grades, each with its reason. The GPA is their average: an A is 4 points, an F is none.

  • BValue for money$15.99 a rental a month billed yearly ($19.99 monthly), level with this category's cheaper quarter of $15.99. Later rentals cost less, from $12.79 for 6 to 15 down to $2.39 past 300, so 10 rentals are $143.90 a month.
  • CFree plan and trialThere's a free plan with core features and no card, but the pricing page doesn't say what it limits, so we can't say how far it goes. A 15-day trial with no card covers everything.
  • BFeaturesA reservation manager, channel sync with 50+ channels, AI reply drafts, invoices and payments, cleaning checklists, a booking website and owner statements. That's the whole job, though dynamic pricing (Rategenie) and workflow automation (Automata) are separate products.
  • CEase of useNo app-store rating on record. You connect channels and set up checklists, and the product goes by two names: Tokeet on the website, AdvanceCM at sign-up and in the apps.
  • BPlatforms and integrationsWeb, iPhone and Android, with Airbnb, Booking.com, Expedia, Agoda and 50+ channels connected. There's no desktop app, and no API is on record.

Keep Tokeet, or make your own?

Keep it

To replace Tokeet you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

It is one of the better ones too: its GPA of 2.6 is higher than 8 of the 10 other vacation rental tools we grade. It costs $191.88 a year.

What you could make

  • Invoicing, tasks and reports: an app builder makes these well.

What you could not

  • Two-way connections to Airbnb, Booking.com and Vrbo.
  • A real app for iOS and Android. Something home-made would be a web page.
  • It plugs into other products, Airbnb, Booking.com and Expedia among them.
  • AI features, unless you pay a model provider for each request yourself.
  • The depth: we grade its features B, which means it covers the whole job.

What this rests on. Tokeet’s listing: what it does, where it runs, what it plugs into and what it costs. It is a judgement about the kind of software this is. We have not built a replacement for it, and making your own means looking after it too. How we decide, and every tool’s verdict.

Worth knowing

  • The pricing page's static figures and structured data still show older prices ($134.90 a month for 10 rentals) beside the current ones.
  • For fewer than 5 properties, the company points owners to its separate Sympl product.
