Part 01 · Overview

Welcome

What it is, who it suits, its grades and the ten things to know first

2.6

GPA, above 8 of the 10 other vacation rental tools we grade

Tokeet is vacation rental property management software that combines a reservation manager, a channel manager for Airbnb, Booking.com, Expedia and Agoda, a website builder and automation. Its PMS is now sold and signed into as AdvanceCM, and the company also makes Sympl for owners of 1 to 5 rentals, Rategenie for pricing and Automata for workflows.

To get you started, here are 9 things to know about Tokeet, taken from its own pages and our grades.

Dynamic pricing and workflow automation are separate products.
From our report card of Tokeet

It's now sold and signed into as AdvanceCM, and its pricing page still shows older figures beside the current ones.

As its pricing page puts it: $15.99 per rental / month, billed yearly ($19.99 billed monthly).

  3. 3

    There is a free plan

Tokeet's pricing page says it has a free plan with core features and no credit card, but does not list that plan's limits.

    It runs on 3 platforms

    Web, iOS and Android.

The report card

Best for managers of 5 or more rentals on many channels

Tokeet runs reservations, a channel manager for Airbnb, Booking.com, Expedia, Agoda and 50+ more, invoices, cleaning checklists and owner reports from one account, at $15.99 a rental a month billed yearly. It's now sold and signed into as AdvanceCM, and its pricing page still shows older figures beside the current ones. Dynamic pricing and workflow automation are separate products.

ToolGPA report cardTokeetGraded Oct 24, 2026
SubjectGradeComment
Value for moneyB$15.99 a rental a month billed yearly ($19.99 monthly), level with this category's cheaper quarter of $15.99. Later rentals cost less, from $12.79 for 6 to 15 down to $2.39 past 300, so 10 rentals are $143.90 a month.
Free plan and trialCThere's a free plan with core features and no card, but the pricing page doesn't say what it limits, so we can't say how far it goes. A 15-day trial with no card covers everything.
FeaturesBA reservation manager, channel sync with 50+ channels, AI reply drafts, invoices and payments, cleaning checklists, a booking website and owner statements. That's the whole job, though dynamic pricing (Rategenie) and workflow automation (Automata) are separate products.
Ease of useCNo app-store rating on record. You connect channels and set up checklists, and the product goes by two names: Tokeet on the website, AdvanceCM at sign-up and in the apps.
Platforms and integrationsBWeb, iPhone and Android, with Airbnb, Booking.com, Expedia, Agoda and 50+ channels connected. There's no desktop app, and no API is on record.
Grade point averageGood, out of 4.02.6

An A is worth 4 points, a B 3, a C 2, a D 1 and an F nothing. The GPA is the average of the five.

Who Tokeet is for

  • Fits if you manage 5 or more rentals and want the price per rental to fall as you add them
  • Works for hosts who list on Expedia and Agoda as well as Airbnb and Booking.com

Who it is not for

  • Watch out: the PMS is now sold as AdvanceCM, so sign-up, login and the apps carry a different name from the website
  • Watch out: the pricing page disagrees with itself, showing older prices ($134.90 for 10 rentals) beside the current ones
  • Skip it if you have under 5 properties, as the company points small owners to its separate Sympl product
  • Pricey if you want dynamic pricing or workflow automation, which are the separate products Rategenie and Automata
  • Tight if you plan to stay free, because the free plan's limits aren't stated on the pricing page

Good to know

Good for

  • Managers of 5 to several hundred rentals who want a per-rental price that falls with volume
  • Hosts who list on Expedia and Agoda as well as Airbnb and Booking.com
  • Teams that run cleaning through checklists for outside service providers

Worth knowing

  • The PMS is now branded AdvanceCM: sign-up, login and the mobile apps use that name, while tokeet.com still sells it as Tokeet.
  • The pricing page's static figures and structured data still show older prices ($134.90 a month for 10 rentals) beside the current ones.
  • For fewer than 5 properties, the company points owners to its separate Sympl product.
  • Dynamic pricing (Rategenie) and workflow automation (Automata) are separate products from the same company.

Part 04 · Standing

Where it stands

Its grades against its category, and whether to keep it or make your own

8/10

Other vacation rental tools it is graded above

Tokeet's GPA of 2.6 is higher than 8 of the 10 other vacation rental tools we grade, and level with 2.

It stands best on value for money (B, above 10 of 10) and worst on ease of use (C, above 0).

Its paid plans start at $15.99 a month, against a middle price of $22.76 for the category: 1 of the 7 others that charge start lower.

On features, ease of use and platforms it scores 2.7 out of 4. Nothing scores higher for less, though at least one tool matches that score at a lower price.

Keep it, or make your own?

Whether this is something you could build for yourself with an AI app builder, and what you would give up.

Keep it

To replace Tokeet you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

It is one of the better ones too: its GPA of 2.6 is higher than 8 of the 10 other vacation rental tools we grade. It costs $191.88 a year.

What you could make

  • Invoicing, tasks and reports: an app builder makes these well.

What you could not

  • Two-way connections to Airbnb, Booking.com and Vrbo.
  • A real app for iOS and Android. Something home-made would be a web page.
  • It plugs into other products, Airbnb, Booking.com and Expedia among them.
  • AI features, unless you pay a model provider for each request yourself.
  • The depth: we grade its features B, which means it covers the whole job.

What this rests on. Tokeet’s listing: what it does, where it runs, what it plugs into and what it costs. It is a judgement about the kind of software this is. We have not built a replacement for it, and making your own means looking after it too. How we decide, and every tool’s verdict.
