Part 01 · Overview
Welcome
What it is, who it suits, its grades and the ten things to know first
2.4
GPA, above 5 of the 10 other vacation rental tools we grade
Beds24 is cloud software for vacation rentals, hotels, B&Bs, hostels and agencies that combines a property management system, a channel manager for 60+ booking sites and a commission-free booking engine. It has no plans: accounts are paid from prepaid credit, with a small base fee, a charge per room and a charge for each channel connection. It has been sold since 2005.
To get you started, here are 9 things to know about Beds24, taken from its own pages and our grades.
You set up rooms, room types and a link for each channel, and pay from prepaid credit, so there's a fair amount to configure.
- 1
Best for mixed portfolios of rentals, B&Bs and hotel rooms
Channel links, extra logins, SMS and onboarding all cost extra, and the account stops after the trial unless you add credit.
- 2
Paid plans start at about $17.37 a month
As its pricing page puts it: €15.50 per month for 1 room, paid from prepaid credit.
- 3
You can try it first
14-day free trial of a fully working account, no credit card required
- 4
It runs on 3 platforms
Web, iOS and Android.
- 5
Channel manager
Two-way API connections to Airbnb, Booking.com, Expedia, Vrbo and 60+ channels, with iCal sync and Google Hotel Ads, TripAdvisor and Trivago links.
- 6
Booking engine
A commission-free, multi-language booking page or widgets for your own site, with extras, promo codes and a WordPress plugin.
- 7
Front desk PMS
A drag-and-drop booking calendar, check-in and check-out, inventory controls such as closed to arrival, invoices and customizable dashboards.
- 8
A 2.4 GPA, above 5 of 10
That is against the other vacation rental tools we grade, on value, the free plan, features, ease of use and platforms.
- 9
Keep it
To replace Beds24 you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.

The report card
Best for mixed portfolios of rentals, B&Bs and hotel rooms
Beds24 puts a property system, a channel manager for 60+ booking sites and a commission-free booking engine in one account, for rentals, B&Bs, hostels and small hotels. There are no plans: you top up prepaid credit in euros and pay €12.90 a month plus €2.60 a room. Channel links, extra logins, SMS and onboarding all cost extra, and the account stops after the trial unless you add credit.
| Subject | Grade | Comment |
|---|---|---|
| Value for money | C | €15.50 a month for one room, a €12.90 base plus €2.60 a room, which in dollars sits just above this category's cheaper quarter ($15.99). Channel links are €0.55 each on top. At 10 rooms it's €38.90 a month before links. |
| Free plan and trial | C | A 14-day trial of a full account with no card needed. There's no free plan, and the account stops when the trial ends unless you add credit. |
| Features | B | A booking calendar with check-in and inventory controls, two-way links to 60+ channels, a commission-free booking engine, an inbox with WhatsApp and SMS, pricing rules with a yield optimizer, owner accounts and an open API. That covers the whole job. |
| Ease of use | C | No app-store rating on record. You set up rooms, room types and a link for each channel, and pay from prepaid credit, so there's a fair amount to configure. |
| Platforms and integrations | B | Web, iPhone and Android, an open API and a WordPress plugin, with links to Airbnb, Booking.com, Expedia, Vrbo, Google Hotel Ads, TripAdvisor and Trivago. There's no desktop app. |
An A is worth 4 points, a B 3, a C 2, a D 1 and an F nothing. The GPA is the average of the five.
Who Beds24 is for
- Fits if you run a mix of rentals, B&B rooms or a small hotel and want to pay per room
- Works for agencies that manage properties for several owners
Who it is not for
- Watch out: prices are in euros, and top-ups under €50 carry a small handling fee
- Pricey if you link many channels, as each room type on each channel is €0.55 a month on top of the room fee
- Watch out: extra logins are €2 a month, your own subdomain €19 a month, SMS €0.10 each and onboarding from €79
- Not for you if you want a normal subscription: you top up credit like a phone, and the account stops after the trial without it
Good to know
Good for
- Owners and small hotels who want to pay only for the rooms they have
- Mixed portfolios of rentals, B&Bs, hostels and hotel rooms
- Agencies that manage properties for several owners

- Billing is prepaid like a phone top-up, with no contract; the account stops after the 14-day trial unless credit is added.

Keep it, or make your own?
Whether this is something you could build for yourself with an AI app builder, and what you would give up.
Keep it
To replace Beds24 you would be making two-way connections to Airbnb, Booking.com and Vrbo. That is not a weekend's work, with an AI app builder or without one.
It costs $208.43 a year.
What you could make
- Invoicing and reports: an app builder makes these well.
What you could not
- Two-way connections to Airbnb, Booking.com and Vrbo.
- One mailbox that several people work at once.
- The WhatsApp Business API, which Meta opens only through approved partners.
- A real app for iOS and Android. Something home-made would be a web page.
- It plugs into other products, Airbnb, Booking.com and Expedia among them, and has an API.
- Hooks into the device itself: widgets.
- The depth: we grade its features B, which means it covers the whole job.
What this rests on. Beds24’s listing: what it does, where it runs, what it plugs into and what it costs. It is a judgement about the kind of software this is. We have not built a replacement for it, and making your own means looking after it too. How we decide, and every tool’s verdict.
