   For: Most short-term rental hosts

   Hospitable syncs Airbnb, Vrbo, Booking.com and Agoda and answers guests from one inbox with scheduled messages, and its Essentials plan is free for any number of properties, cleaning workflows included. Host is $25.52 a month for one property billed yearly ($29 monthly). It runs on the web, iPhone and Android. Know the limits: it has no App Store rating on record; free AI stops at 10 uses a week, with no API, lock codes or direct booking; Host stops at 2 properties; each extra property costs $10 to $30 a month by plan; and owner statements need Mogul, sold through a demo.

   For: Seasonal hosts who would rather pay per booked night

   iGMS syncs Airbnb, Vrbo, Booking.com and Expedia, puts guest messages in one inbox with AI-suggested replies and gives cleaners and co-hosts their own access. FLEX charges $1 a booked night with a $20 minimum per property a month, after a 14-day trial with no card, and its App Store app averages 4.7 from 613 ratings. It is second because there is no free plan, the owner portal needs PRO at $38 a property billed yearly, owner statements and dynamic pricing need PRO+ at $56, dynamic pricing works in six countries only, and a listing on several sites counts separately unless grouped.

   For: Managers of five or more rentals on many channels

   Tokeet runs reservations, a channel manager for Airbnb, Booking.com, Expedia, Agoda and 50+ more, invoices, cleaning checklists, a booking website and owner statements. It is $15.99 a rental a month billed yearly ($19.99 monthly) for the first five, and later rentals cost less, so 10 come to $143.90 a month. It is third because it is now signed into as AdvanceCM, the company sends owners of fewer than 5 rentals to its separate Sympl product, the pricing page shows older prices beside the current ones, the free plan's limits are not stated, and dynamic pricing is a separate product.
